Transaction description Kervis sgr, acting as the management company of a newly established alternative real estate investment fund, acquired two prime assets for light industrial and logistics use from IDEA SGV, the real estate development company of the IDEA Group specialised in industrial and logistics assets. The properties are located in San Giovanni Valdarno (Arezzo) and were recently developed by IDEA SGV to meet the operational needs of the tenant, a global leader in electric vehicle charging technologies active in robotics, energy and automation. Both assets have obtained LEED Gold certification in recognition of their high energy efficiency and sustainability standards. The transaction encompassed the structuring and management of regulatory matters related to the constitution of the fund and the negotiation of investment agreements between the management company and its investors. It also included the fund's subrogation into the financing arranged by IDEA SGV with an Italian lending institution, the assignment of the existing financing contract, certain amendments to ancillary terms and the granting of a new VAT facility by the same bank.
