GSK Stockmann Advises Art‑Invest Real Estate on Lease with Süddeutscher Verlag at Munich SZ‑Tower

GSK Stockmann advised Art‑Invest Real Estate on the conclusion of a new long‑term lease with Süddeutscher Verlag for a major tenancy in the SZ‑Tower in Munich. The SZ‑Tower, a landmark high‑rise at Hultschiner Straße 8 in eastern Munich, sits on a plot of approximately 21,490 square metres with a gross floor area of about 54,500 square metres. Since its completion in 2008 the building has until now been used exclusively by Süddeutscher Verlag. The new lease represents a central milestone in the strategic redevelopment of the property into a modern multi‑tenant asset. Under the planned repositioning the SZ‑Tower will be modernised and functionally opened; Art‑Invest Real Estate is adapting the property to the requirements of contemporary working environments and will implement a forward‑looking usage concept with shared amenities, including modern conference and catering areas, fitness facilities and New‑Work spaces. GSK Stockmann’s mandate encompassed the legal structuring and negotiation of the new long‑term lease, including operations and usage concepts in a multi‑tenant setting, rental law interfaces related to shared spaces, compliance with investment and tax rules, and sustainability aspects. The advice also covered arrangements for the interim phase during the building’s conversion and the complex interfaces with construction measures required by the restructuring.
