Granitor establishes joint venture with Urban Partners and Justim to develop senior housing platform

Roschier acted for Granitor in connection with the establishment of a joint venture with Urban Partners and Justim and in the concurrent transactions to acquire senior housing assets, including the purchase of a project from Bonava. The transactions comprise two coordinated acquisitions totalling 223 senior homes intended to form the foundation of a platform aimed at meeting growing demand for adapted housing for an ageing population. As a first step, the joint venture is acquiring three senior housing properties in Höganäs, totalling 132 apartments. One of these properties has been completed and operational for two years; two further projects are under development and are scheduled for completion and move-in during the second quarter of 2027. All three assets are located in established neighbourhoods with access to services, recreational amenities and strong transport connections. In parallel, the joint venture is completing a second transaction by acquiring a senior housing project in Sigtuna from Bonava. The project, currently under construction in the Sigtuna Stadsängar district, comprises 91 apartments and is located in an area positioned to be one of Sweden’s most sustainable neighbourhoods, with proximity to nature, local services and walking distance to Sigtuna’s city centre. Completion is expected in the fourth quarter of 2027. Roschier represented Granitor with a team composed by: Marcus Hedén, Fredrik Mandelholm, Anton Widlund and Mica Altin.
