Dentons Advises Skanska on Sale of Port7 Office Complex to AFI Group

Dentons advised Skanska on the sale of the Port7 office complex to AFI Group. The transaction, announced on December 5, 2025 in Prague, is valued at CZK 3.16 billion (approximately €130.6 million). It ranks among the most significant office real estate transactions on the Czech market this year and underscores continued investor appetite for high-quality, sustainable commercial assets. Port7 is a newly completed office campus on the banks of the Vltava river in Prague's Holešovice district. The complex comprises three office buildings with a total leasable area of approximately 36,000 m² and an additional development plot for future construction. At the time of sale Port7 was fully leased to tenants from a range of sectors, including IT, media, consulting, insurance, engineering and flexible office operators; users include Shoptet, Aeven, Sweco, Economia, Scott.Weber and COTY. The project is regarded as a flagship sustainable, human-centred commercial development in Central Europe. Port7 holds LEED, WELL and Access4You certifications, meets nearly zero-energy building (NZEB) standards and complies with the EU Taxonomy criteria for construction and real estate activities. Its environmental and social credentials are complemented by circularity principles, water-saving technologies, net zero Scope 2 emissions and extensive public amenities such as parks, sports facilities, a retail promenade and community spaces.
