Osborne Clarke advises Domicil Real Estate Group on acquisition of 143 residential units in Berlin

Osborne Clarke advised Domicil Real Estate Group on the acquisition of a residential complex in Berlin’s Treptow‑Köpenick district. The transaction concerns an ensemble of 18 buildings in the Altglienicke district, comprising 143 residential units and 75 parking spaces across a total area of 11,343 sq m. The buildings, constructed in 1996, have three to four storeys; the apartments offer on average approximately 79 sq m of living space. The property is already subdivided into individual units under the German Condominium Act (Wohnungseigentumsgesetz – WEG) and is intended for near‑term individual unit sales. Prior to the acquisition, the complex underwent comprehensive refurbishment: roofs and façades were renewed and all windows were completely replaced. The acquisition was executed by Domicil Real Estate Group in a joint venture with Baywobau Group, which is the new principal shareholder of Domicil Real Estate AG. JLL acted as broker for the transaction, BPS Stoessel served as technical partner, and the seller was a family office based in southern Germany. Domicil’s management highlighted strong demand from private investors for retirement‑oriented residential properties and said the joint purchase with Baywobau meets demand for low‑risk, easily let housing, with further acquisitions planned.
