Bird & Bird advised Pithos on its joint venture with PGIM Real Estate to develop a portfolio of self-storage assets in Spain under the Zebrabox brand. The joint venture will operate under the Swiss-based Zebrabox self-storage brand and will initially seed a portfolio of 10 assets across Catalonia. A further seven acquisitions are already in a secured pipeline across Catalonia, Andalusia and Valencia. The partners intend to maximise occupancy through high-quality refurbishment and active asset management. This Spanish expansion follows PGIM and Pithos’ first collaboration, established in 2024, to acquire self-storage assets under the Zebrabox brand in France. As in France, the JV aims to address the gap in institutional-grade self-storage supply in Spain, where markets exhibit persistent under-supply, strong demand and significant growth potential.
