Shoosmiths advised TPG Real Estate and Gatehouse Living Group (the sellers) on the sale of the Start Living portfolio to Lloyds Living, providing advice on the real estate, corporate, tax and intellectual property aspects of the transaction. The transaction involved the sale of Start Living, a single-family housing portfolio established through a joint venture between TPG Real Estate and Gatehouse Living Group in 2021. The portfolio comprises 610 homes in total: 578 two-to-four-bedroom houses and 32 low-rise apartments located across England, including the West Midlands, Nottinghamshire, Lincolnshire and Merseyside. All homes hold an Energy Performance Certificate rating of B or higher. Ascend is set to continue operating the properties under the new ownership of Lloyds Living. The sale is described as a further milestone in the development of the UK single-family rental market and follows Shoosmiths’ role advising on the earlier sale of an 821-home portfolio to Lloyds Living in October 2024.
