Andersen advises Culmia on Sanxenxo land purchase

Andersen advised Culmia on its acquisition from Aliseda of a plot of land in Sanxenxo (Pontevedra). The plot spans 19,672 square metres, with 12,874 square metres of buildable surface. Culmia intends to develop a residential project of 118 homes on the site, with an estimated investment of €65 million. Andersen’s mandate covered legal and urban planning due diligence, the legal structuring of the transaction, and the negotiation and execution of the purchase agreement, together with the closing and ancillary documentation. The work required coordinating urban-planning and land-registry analysis with the contractual structure to anticipate potential contingencies and provide legal certainty for a large-scale residential development. The residential new-build market continues to be driven by sustained demand and limited availability of quality housing in attractive locations; transactions of this kind reflect ongoing interest in well‑located residential development opportunities where demand outstrips supply. Thorough due diligence in projects of this nature identifies potential contingencies and anticipates urban-planning and regulatory aspects that can affect execution, giving the client a solid basis for decision-making.
