Trowers & Hamlins advised Audley Villages and the UK Retirement Living Fund (ReLF), the joint venture between Schroders Capital and Octopus Capital, on a £35.75m investment facility secured against Audley Scarcroft Park in Leeds. The transaction comprised a £35.75m investment facility to refinance and support the long‑term growth of the landmark Audley Scarcroft Park retirement village. The financing is secured against the award‑winning estate and is intended to strengthen the joint venture’s financial position and support its strategic vision for premium later living in the region. The financing was arranged by AllianceBernstein, with Oxane Partners Limited acting as agent. Audley Scarcroft Park sits on 110 acres of Yorkshire countryside near Leeds and comprises 128 luxury cottages and apartments arranged around the restored Grade II listed Scarcroft Lodge. The lodge houses a suite of wellbeing and lifestyle amenities including a private gym, swimming pool, restaurant and library. The facility refinances the village to provide improved commercial terms and a platform for future investment in services and facilities for residents. Trowers & Hamlins led negotiations on the new investment facility. The firm’s Banking and Finance team structured the funding to deliver commercial terms aligned with the Trust’s strategic objectives, while a multi‑disciplinary Trowers team undertook extensive due diligence on the estate and advised on documentation relating to the design and construction of the retirement village.
