Kirkland & Ellis advised private equity funds sponsored by Tract Capital on both the long‑term lease and the purchase and sale of real property for a hyperscale data center development in Storey County, Nevada. The transaction concerns the development of a turnkey data center and an electrical substation with 230 megawatts of utility capacity (200 megawatts of critical IT capacity). The facility has been fully leased to an AA‑ rated investment‑grade tenant under a 197‑month triple‑net lease.
