Setterwalls advises EQT-backed EdgeConneX on acquisition of Swedish data centre site with up to 1 GW capacity

The site is planned for development into a large-scale facility with potential capacity of up to 1 GW, forming part of EdgeConneX’s broader European expansion and aimed at renewable-powered hyperscale capacity in the Nordics."

Setterwalls advised EdgeConneX, backed by EQT Infrastructure, in connection with EdgeConneX’s strategic entry into the Swedish market through the acquisition of a data centre site in Skellefteå and in relation to the full financing of the project. The transaction comprises the acquisition of a site in Skellefteå that EdgeConneX intends to develop into a large-scale data centre facility with potential capacity of up to 1 GW. The project forms part of EdgeConneX’s broader European digital infrastructure expansion strategy; upon full development the facility could become one of Europe’s largest data centre sites and would be powered predominantly by renewable energy. The planned development represents hyperscale-level digital infrastructure capacity in the Nordics and is driven by rising demand for cloud services, artificial intelligence workloads and energy-integrated industrial ecosystems. Setterwalls’ advisory scope in the transaction included transaction structuring, legal due diligence, negotiation and documentation of the acquisition, and comprehensive legal advice in connection with the project financing. That financing advice covered the financing structure, security arrangements and related regulatory considerations.
